Summer is in full swing, and I’m reminded how quickly the seasons of life change. This has been a summer of milestones and memories: celebrating my oldest son’s high school graduation, cheering my middle son on as he earned his driver’s permit, spending time with my boys, and balancing the everyday rhythm of work and life. While these days have been busy, I’m grateful for the moments and the memories being made along the way.
As the days fly by, I'm excited to introduce The Front Porch: a newsletter created to help you stay connected to everything happening in and around Warwick and the surrounding communities. Each month, you'll find local highlights, upcoming events, hidden gems, seasonal tips, market insights, and community news, all in one place.

First impressions start before you even walk through the front door! From landscaping to small design details, the little things can make a big difference. One often-overlooked eyesore: Outdoor trash cans. These clever solutions can help blend them into your landscape while keeping your exterior looking clean and beautiful.
The Warwick real estate market is beginning to find its balance after several years of strong seller conditions. For single-family homes, we are currently seeing approximately 6 months of inventory, which means that if no new homes came onto the market, it would take about six months to sell the homes currently available based on the current pace of sales. A market around this level is generally considered a more balanced market giving buyers more choices while still providing opportunities for well-positioned homes to sell.
Over the past 12 months, inventory has increased by 13%, which is an important shift. More available homes mean buyers have more negotiating power and sellers need to be more strategic with pricing, condition, and presentation. While this does not mean home values are declining, it does mean that pricing a home correctly from the start is more important than ever. Homes that are updated, well-maintained, and priced competitively are still attracting attention, while overpriced homes may take longer to sell or require adjustments.
The Warwick market remains desirable, but we are moving away from the “name your price” environment we experienced in recent years and into a market where preparation, strategy, and local expertise matter.
