What do the numbers actually tell us?

August's numbers may look a little contradictory at first glance. The median sale price dropped 10% from July and homes took longer to sell, yet properties that closed still sold for an average of 101.35% of their asking price. At the same time, available inventory tightened considerably, with months of supply falling more than 19% in just one month.

That's why looking at one statistic, particularly median sale price, doesn't tell the whole story.

A lower median price doesn't necessarily mean Warwick home values suddenly dropped 10%. Median price is heavily influenced by which homes happened to close during that particular month. A greater number of sales in lower price ranges can pull the median down even when individual property values remain relatively stable.

The increase to 41 median days on market is worth watching. Buyers appear to be taking a little more time, and homes aren't necessarily moving at the same pace we saw earlier in the season. But when a property is positioned correctly for the market, buyers are still willing to compete as demonstrated by the above-list sold-to-list ratio.

What this means for sellers

We're entering a market where pricing and presentation matter more.

Limited inventory continues to benefit sellers, but buyers have become more discerning. Simply putting a home on the market and expecting immediate offers isn't a strategy. Condition, photography, marketing, comparable sales and the initial list price all play a role in generating strong activity.

The first few weeks on the market remain incredibly important. A well-positioned property can still attract competition; an overpriced one can sit even when overall inventory is relatively low.

What this means for buyers

There may be more opportunity here than the headline numbers suggest.

Longer market times can give buyers a little more breathing room, but 4.44 months of inventory is still not an oversupplied market. Desirable, appropriately priced properties can still move quickly and, as August's 101.35% sold-to-list ratio shows, competition hasn't disappeared.

The key is knowing where you have room to negotiate and recognizing when a property is likely to attract multiple buyers.

My takeaway

Warwick isn't moving uniformly in one direction. Inventory tightened, median prices shifted lower, market times increased, yet strong properties continued to command their asking price and often more.

That makes understanding the individual property increasingly important.
